Project Geographic and Climate Analysis: Why South America?
In the first quarter of 2026, we received a renovation commission from Guayaquil, the largest city in Ecuador. The project involves a 12-year-old coastal boutique hotel, requiring the refurbishment of bathroom walls in 72 guest rooms and parts of public corridors.
Guayaquil, located at 2° south latitude, is influenced by the Intertropical Convergence Zone and the Humboldt Current, resulting in a typical tropical climate with alternating dry and wet seasons throughout the year. Its core environmental parameters are highly challenging:
- Annual average relative humidity: 78%–85% (up to 92% during the rainy season)
- Annual average temperature: 25°C–31°C, with minimal day-night temperature difference, leading to frequent dew condensation
- Salt spray concentration: Less than 800 meters from the coastline, with airborne chloride ion levels far exceeding the C4 corrosion environment defined by ISO 9223
Under such combined stresses, the hotel's original wall system – conventional glazed ceramic tiles with cementitious grout – exhibited systematic functional degradation: the grout continuously absorbed moisture, effloresced, and bred black mold; some tiles became hollow due to minor substrate movement. The operator's core requirements were: to complete the rapid renovation of 72 guest rooms without interrupting hotel operations, without generating harmful volatile compounds, and fundamentally preventing mold growth.
Material Intervention: The Molecular-Level Inert Logic of SPC Wall Panels
Faced with these stringent conditions, the technical team at Haining Longtime proposed the answer: SPC wall panels constructed with an inorganic-organic composite system.
SPC (Stone Plastic Composite) is a stone-plastic substrate essentially composed of natural limestone powder (calcium carbonate) as the main filler, combined with food-grade polyvinyl chloride resin and eco-friendly heat stabilizers, co-extruded under high temperature and high pressure. Haining Longtime's core technological treatment is reflected in three dimensions:
First, the hydrophobic nature of a zero-porosity substrate. Unlike the capillary water absorption of wood fibers or the porous structure of cement products, the cross-section of Longtime SPC wall panels exhibits a dense, continuous micro-phase. The measured 24-hour water absorption thickness swelling rate is near zero, which prevents humid air or liquid water from penetrating into the material, Physically remove (cut off) the growth medium for the mold.
Second, the chemical inertness of the polymer wear layer. The surface of the panel is covered with a 0.3 mm commercial-grade transparent wear layer, primarily composed of UV-crosslinked polyurethane acrylate. This molecular network not only provides surface hardness to resist daily scratches and abrasion but, more importantly, exhibits high chemical inertness toward corrosive media such as chlorides and sulfides, ensuring no degradation or discoloration in coastal salt spray environments.
Third, the structural independence of the mechanical locking system. The panels used in this project feature an Unilin angle-to-angle locking system, forming an integrated surface layer through physical interlocking between individual planks, while retaining a small air cavity between the panels and the original wall substrate. This dry floating installation method not only avoids construction pollution and curing time associated with wet processes, but also naturally blocks moisture migration from the substrate.

Installation On-Site: A Quantifiable Technical Process
For the hotel management, the most convincing moment was witnessing the complete renovation process of a single guest room. We broke down the process into four standardized steps, forming an operational manual:
- Substrate inspection (5 minutes): Confirm no large-area hollow areas in the existing tiles. For locally detached sections, fill with quick-setting cement to level with the overall surface.
- Underlayment installation (10 minutes): Install a full layer of 1mm thick IXPE acoustic foam underlayment with moisture barrier; seal joints with waterproof tape, creating a second barrier against moisture migration.
- Cutting and dry layout (20 minutes): Calculate optimal cutting ratio based on wall height, ensuring consistent panel width on both sides of the trim for visual order.
- Locking installation (2.5 hours): Start from the reference line at the wall base, use a pull bar for fine adjustments. No nails, no glue throughout; the entire surface is secured solely by the panel's own locking force.
Final data: 72 guest rooms, each with approx. 22 m² of wall area, four locally hired workers with brief training, total man-days 9 days. During the renovation, the hotel received zero negative reviews on online platforms, because most guests were unaware that rooms on the same floor were under construction.

From Case Study to Material Philosophy
The completion of this Ecuador project has made us more clearly recognize: A truly excellent building material is one that maintains its own microstructural stability under extreme climatic stress, while adding no extra burden to either the installer or the user.
